Advanced Property Maintenance has been painting homes around here for over 30 years. We are house painters in Bendigo working inside and out: walls, ceilings, doors and trim indoors, and the whole outside of the house where the weather gets at it.
We paint established homes, and we paint brand new homes, renovations and extensions. Some jobs are two rooms freshened up. Others are a full exterior that needs repair work before a brush goes anywhere near it.
What does not change is the order we work in. Look at what the surfaces actually need, put them right, then paint. Quotes are obligation-free, by phone or email, and there is no pressure at the end of one.
What we paint
Most houses need both eventually. They are different kinds of work, so each has a page of its own.
Inside, we paint walls, ceilings, doors, skirting and trim, in houses that have been lived in for years and in new builds where the plasterboard has never been coated. Those are two different starting points, and neither is simply a fresh roller coat over what is there.
Interior work also has to fit around you, or around the other trades if the house is not finished yet. Which rooms are done in which order is worth settling before the first day rather than on it.
Outside, the paint is doing a job as well as making the place look good. It is the layer between your house and the weather, so anything underneath it that has already failed has to be put right first.
We repair exteriors and replace weatherboards where they need it before painting, which on an older home is often the larger half of the work. New homes and extensions get painted outside as well, and exterior work moves with the weather rather than the calendar.
New work
New work is a solid part of what we do: brand new homes, renovations and extensions, painted inside, outside or both. Two of the three projects further down this page came from exactly that, one a new extension and one the inside of a new house.
A new build is its own kind of job. Nothing has been painted before, so the first coats matter more than people expect, and the painting has to land at the right point in a schedule that is full of other trades.
An established home being renovated is the harder version again, because new and old surfaces meet and have to end up looking like one house.

The part that decides everything
Paint lasts exactly as long as the surface underneath it lasts. Spread a coating over something damaged, loose or lifting and it will fail from beneath, however good the paint is and however neatly it went on.
You will not see that on the day the job finishes. You will see it in a few years, and by then the repair is bigger than it would have been.
So a real share of every job goes on the part nobody photographs. Every surface is fixed, primed and properly prepared before the painting starts, and that is the same standard inside and out, on two rooms and on a whole house.
It is also why the quote comes from what the surfaces are actually doing rather than from a rule of thumb. Their condition is the thing that decides how long the job takes and what it involves, and no two houses answer that the same way.
While we are there
Your home, and the things in it, are looked after for the whole run of the job. If something needs particular care we would rather hear about it while we are quoting than notice it on the day.

Where we work
We are based in Bendigo and travel out from there. The Greater Bendigo region, Castlemaine, Maryborough and the towns around them are all normal working distance for us, and none of them change what the job is: the same preparation, the same care taken with your house, the same obligation-free quote.

It depends on the house. The things that move the price most are the size of the home, the condition of the surfaces, how much repair and preparation is needed before any paint goes on, and whether you want the inside, the outside or both.
A weatherboard exterior that needs boards replaced and every surface primed is a different job from freshening up three bedrooms. That is why we quote each job on what it actually needs rather than by the square metre. Give us a call or send through the details and the quote is obligation-free.
That depends on the size of the place, how much repair and preparation the surfaces need, and — for exterior work — the weather. Paint also needs time to dry properly between coats, and rushing that is one of the ways a finish fails early.
Rather than guess, we give you an estimated timeframe as part of the quote, based on your house and what it needs. If the weather is likely to move an exterior job, we will tell you that up front.
